There are three types of viewpoints for any home on the market.

What you, the seller thinks it’s worth

What the buyer thinks your house is worth

What a real estate appraiser will think your house is worth

When the price is too high, it will be on the market a long time.

When the price is too low, it sells faster, but you make no real profits.

Doing your comparative market analysis from comparable (comp’s) in your area, will give you a ballpark home value.
